However, doing so in a way that\ncan lead them to spend a lot of money, and in some cases not even\nto achieve his goal, which was to sell his house.<br\/>\nIf you are going to put your house on sale or you are already doing it,\nyou need to know the common mistakes to know how to avoid them and, thus, to achieve\nyour target.<\/p>\n\n<ul class=\"wp-block-list\"><li><strong>Making your home overpriced<\/strong><br\/>  It is clear that for the owners, our properties have a sentimental value. It will always seem to us that our house is the most beautiful or the best distributed and we usually make the mistake (perhaps out of ignorance) of placing a value that is not according to the market, nor to the characteristics of the property (location, state of conservation, distribution, area, etc), this is perhaps understandable since nobody would like to sell cheaply something that has cost a lot of effort (and money). It is recommended that you have an appraisal or an objective and supported market study.<br\/>  Raising the price of your property (without support) will only waste your time.<\/li><li><strong>Wanting to sell your home personally<br\/> <\/strong>This is a common mistake, which is understandable and often unavoidable.<br\/>  Some owners end up hiring the services of a real estate agent, after dying in the attempt, since selling a property is not just advertising it on the internet or in the newspaper, that&#8217;s just the beginning.<br\/>  Behind every sale there is a plan of action for the property, study of titles and documentation, as well as information management, qualification of potential clients, advice on the purchase and financing (mortgage loans, Mi Vivienda credit), follow-up, etc.<br\/>  Many times clients are discouraged from purchasing because they are not properly advised, or because the owner does not know what procedure to follow or what information to have on hand.  <br\/><\/li><\/ul>\n\n<ul class=\"wp-block-list\"><li><strong>Hiding details that do not favor your house<br\/> <\/strong>It is necessary that the client is given all the information about the property. Some owners hide information (and not with bad intentions) but because they think it is not relevant or due to lack of knowledge.<br\/>  Some details that the owners can hide, can be: Payments that are not up to date such as taxes, maintenance or utilities (sooner or later the client will know, but it is better to tell him and not let him know because he went to find out on his own; sincerity is essential. If these payments have not been cancelled yet, the correct thing to do is to say so and start with their regularization.<\/li><li><strong>Not offering a good image of your home<br\/> <\/strong>You should keep in mind that when showing your home, it should look clean and tidy. Remember that the accumulation of objects will only make spaces look small.<\/li><li><strong>Excessive number of people in the house during the visit to the property.<\/strong><br\/>  This is a mistake you should avoid whether you sell the property on your own or through a real estate agent.<br\/>  When a client visits a property it is because he\/she wants to live there and should feel as comfortable as possible &#8220;at home&#8221;. If the client sees a lot of people when entering the rooms or other environments, he\/she will probably feel uncomfortable and will not go through the rooms as he\/she would like to do.<br\/><\/li><\/ul>\n\n<ul class=\"wp-block-list\"><li><strong>Not valuing the first offers from customers<\/strong><br\/>  Some owners tend to reject the first offers made by customers without analyzing whether they were really good, believing that better offers will come later. But the best thing is that before discarding the offers, you really analyze them or ask for advice.<br\/>  If after analyzing the offers you come to the conclusion that they are bad, then you can discard them.<\/li><li><strong>Do not take into account the expenses you will have to incur after the sale.<\/strong><br\/>  If you are already making plans of what you are going to buy or what you are going to invest in after selling your property. WAIT! Do you already know what expenses you will have to incur?
